Major Goldman-Backed Wellness Investment Strengthens Marbella’s Year-Round Appeal

Marbella’s evolution from a traditional holiday destination into a sophisticated year-round place to live has received another significant endorsement.
Ilanga Capital has announced a €145 million senior financing agreement with Goldman Sachs for Oakmond, a major longevity, preventive-health and luxury-hospitality development planned for the former Incosol site in Marbella.
The financing is expected to move Oakmond into its principal construction phase this autumn, with opening currently scheduled for the fourth quarter of 2029.
Bringing new life to the former Incosol site
Incosol was once one of Marbella’s best-known health destinations, attracting an affluent international clientele before closing in 2013.
Oakmond is intended to revive that connection between Marbella and high-end healthcare, but with a more contemporary emphasis on longevity, early diagnosis, personalised preventive medicine and data-led clinical services.
According to Ilanga Capital, the development will occupy a 53,000-square-metre site and comprise 140 accommodation rooms, 28 private residences and extensive medical and wellness facilities.
This will not be a conventional resort with a spa attached. The stated concept places clinical services and preventive medicine at the centre of the visitor experience.
Institutional confidence in Marbella
The involvement of Goldman Sachs is significant because it moves the story beyond an architectural proposal or early development announcement.
Institutional financing of this scale follows detailed consideration of the project, its market and its potential viability. It does not eliminate construction or commercial risk, but it provides considerably stronger evidence of commitment than a preliminary concept alone.
It is also a wider vote of confidence in Marbella’s ability to attract affluent international visitors throughout the year.
Marbella already has an established market for luxury homes, golf, restaurants and hospitality. Advanced health and longevity services could add another reason for owners and visitors to spend extended periods here rather than treating the area solely as a summer destination.
Why wellness matters to the property market
The international luxury-property market is increasingly influenced by health, privacy and quality of life.
Buyers are looking beyond impressive architecture. They want homes and locations that support long-term living, with access to excellent healthcare, fitness, nutrition, outdoor space and professional services.
That is especially relevant in Marbella, where many international buyers now use their properties for several months of the year—or make them their principal European residence.
A specialist longevity destination will not directly determine villa prices, but it can strengthen Marbella’s overall proposition for precisely this type of buyer.
Implications for Nueva Andalucía and Puerto Banús
Oakmond is situated east of central Marbella and is not a development within Nueva Andalucía or Puerto Banús.
Its influence, however, should be considered at destination level. International buyers routinely compare the complete Marbella lifestyle rather than individual neighbourhoods in isolation.
Nueva Andalucía offers established residential communities, golf and convenient access to international schools and Puerto Banús. The marina area provides restaurants, shopping, beaches and an internationally recognised address. Both can benefit when Marbella adds further high-quality services that encourage longer stays.
For sellers, access to advanced wellness and preventive healthcare may become another credible part of Marbella’s wider lifestyle story—particularly when speaking to mature buyers, international families and purchasers planning permanent residence.
Relevance to Benahavís and La Zagaleta
Benahavís and La Zagaleta are separate from Marbella administratively, but they participate in the same international luxury market.
Owners in these areas value privacy, security and space while continuing to use Marbella’s restaurants, schools, medical services and leisure facilities.
A major new health and longevity destination therefore complements rather than competes with the attraction of Benahavís and La Zagaleta. It broadens the specialist infrastructure available within driving distance of their homes.
A positive development—with a long delivery timetable
Oakmond is expected to open in late 2029, so its full impact remains several years away. Construction progress, delivery and the eventual quality of its medical and hospitality offering will determine its real importance.
It would also be wrong to interpret one financing agreement as proof that luxury-property values must rise.
Nevertheless, securing €145 million of institutional financing is a substantial and credible step. It shows that major investors continue to see Marbella as capable of supporting ambitious, internationally positioned projects.
For buyers and owners, the most encouraging aspect is not simply the size of the investment. It is what the project says about Marbella’s direction: increasingly international, less seasonal and focused on the services required by people who want to live well here for longer.
